Maintenance Duties Include – But Are Not Limited To:

  • Professional Landscape service that completes Spring/Fall clean up and continual maintenance of the community. 
  • Professional Snow Removal with 1″ event trigger
  • Quarterly Preventative Maintenance (Includes unit interiors, filters, batteries, etc.) 
  • 24 hour on-call emergency maintenance
  • Daily Trash inspection
  • Daily grounds inspection
  • Weekly lighting audits and grounds inspection
  • Monthly Property Inspection Report (Grounds, Homes, Roof, Gutters/Downspouts, Windows, Amenities)
  • Pet Waste Clean Up Policy

*Regional Facilities Manager tracks all these items and logs are kept on the premises for inspection in the Facilities Inspection Log Binder.


Resident Screening & Qualifications

Income History: Applicants must have a gross income source that can be verified and that meets the minimum income requirements for the home being leased of three (3) times the amount of rent and have at least six (6) weeks of verifiable income.

Credit History: All Applicants are subject to approval through the Community’s third-party Applicant screening agency, First Advantage. Approvals of all Applicants are based on an empirical system that incorporates multiple credit factors along with other non-statistical factors, including the Applicant’s income and credit score, to determine overall Applicant qualification. Applicants with less than two (2) years of established credit will be required to provide a qualified Guarantor.

Criminal History: Applicants will not be accepted if they have a Criminal History such as felony violent crimes, misdemeanor sex crimes, crimes requiring registration, felony drug crimes, criminal convictions or adjudications for misdemeanors involving theft of property or misdemeanor violent crimes. Screening process uses a criminal records database of more than 650 million criminal records with coverage in all 50 states (updated daily; all criminal hits are verified), rental history, landlord debt history, and utility debt history

Rental History: Information regarding payment and rental history for each Applicant will be collected via our screening service.
