Village of Bolingbrook Approves $100 Million Grand Village Single-Family Rental Community
An Innovative Addition to Bolingbrook’s Single-Family Housing Mix Coming to 75 Acres Adjacent to the Bolingbrook Golf Club

The Village of Bolingbrook approved Lincoln Property Company’s proposal to invest $100 million in the Village of Bolingbrook to transform 75 acres of land at the southeast corner of Essington Road and Rodeo Drive into the Grand Village, a professionally managed clubhouse community featuring luxury Class A single-family rental homes. The Plan Commission and Village Board of Trustees unanimously approved the proposal.

Single-family rental communities are popular in other markets across the country because they cater to the lifestyle needs of residents, offering a flexible, maintenance-free lifestyle, access to resort-style amenities, pet-friendly environments, and first-class property management. While vertical multifamily rental units, including apartments and condominium buildings, are common, there is a lack of professionally managed, high-quality, clubhouse community single-family rentals across the Chicago region.

\Grand Village will feature a mix of single-family homes, ranging in size and number of bedrooms, and each equipped with a two-car garage. Overall, the development will feature a mix of ranch-style homes and two-story homes to address the previously unmet demand in the rental market for luxury single-family residences. A market research study prepared for the development, detailed high expected demand from active adults generally over 55 years of age, as well as millennials seeking alternatives to vertical apartment-style complexes.
Future Grand Village residents will have access to a 5,500 square foot clubhouse at the heart of the community, providing residents with the amenities that promote social connectivity, health, wellness, and a vibrant sense of community, including an outdoor pool, fully equipped fitness center, sport courts, outdoor kitchen and grilling area, as well as a fenced dog park and grooming area.
Future Grand Village residents will have access to a 5,500 square foot clubhouse at the heart of the community, providing residents with the amenities that promote social connectivity, health, wellness, and a vibrant sense of community, including an outdoor pool, fully equipped fitness center, sport courts, outdoor kitchen and grilling area, as well as a fenced dog park and grooming area.“Preferences regarding home ownership are evolving, and we believe that the Grand Village will strengthen Bolingbrook by providing residents with an upscale rental alternative through a professionally managed community, exclusively offering single-family, maintenance-free living that provides a suite of amenities and services,” said Farquhar. “This underutilized land adjacent to the golf course, is an ideal location that allows us to integrate walking trails and connectivity to the existing neighborhood, providing residents with the best of living in Bolingbrook without the maintenance obligations and unpredictable expenses of property ownership.”
The proposed site plan has been thoughtfully designed to provide enhanced separation and buffering, both spatially and through landscape screening, ensuring seamless integration with the adjacent neighbors and the surrounding community’s character. The buffering area to the south, adjacent to the Liberty Green Subdivision, is approximately 70 feet in width, providing a minimum separation of 120 feet between the new homes and existing residences.
As part of the development, the property will be improved with an eight-foot walking trail system to enhance the neighborhood’s walkability and connectivity to the Lily Cache Trail. To complement the adjacent Bolingbrook Golf Club, a dedicated golf cart access path has been incorporated into the community’s design at the northeast corner of the site.

An eight-foot-wide walking trail runs through the center of the community, providing residents with access to four unique open space park areas. These areas are landscaped, featuring benches and other amenities. The community will feature a generously sized, landscaped buffer that includes trees, plantings, and a walking path trail.
Community services will include snow removal, lawn care, ongoing community maintenance, and numerous amenities provided throughout the community, as well as at the clubhouse, along with the peace of mind that comes with predictable monthly costs.
