Neighborhood Improvements

Incorporation into the Surrounding Neighborhood: The proposed site plan has been thoughtfully designed to provide enhanced separation and buffering, both spatially and through landscape screening, ensuring seamless integration with the adjacent neighbors and the surrounding community’s character. The buffering area to the south, adjacent to the Liberty Green Subdivision, is approximately 70 feet in width, providing a minimum separation of 120 feet between the new homes and existing residences.

As part of the development, the property will be improved with an eight-foot walking trail system to enhance the neighborhood’s walkability and connectivity to the Lily Cache Trail. To complement the adjacent Bolingbrook Golf Club, a dedicated golf cart access path has been incorporated into the community’s design at the northeast corner of the site. While the community is adjacent to the Club, residents will not gain or have special usage or membership rights for the publicly owned facility.

Open Space & Landscape Buffering: An eight-foot-wide walking trail runs through the center of the community, providing residents with access to four unique open space park areas. These areas are landscaped, featuring benches and other amenities. The community will feature a generously sized, landscaped buffer that includes trees, plantings, and a walking path trail.

Traffic Considerations: The proposed site is currently zoned R-3 and, since its annexation in 1993, has been envisioned to be developed as a single-family residential community. Single-family homes are a low-intensity source of traffic, and as proposed, Grand Village has a low density of approximately three homes per acre consistent with the density of Liberty Green to the south.

A comprehensive traffic study was conducted to assess the impact of the proposed development on the surrounding area. The report analyzed how residents and visitors would access and leave the proposed development and concluded that both Rodeo Drive and Essington Road have sufficient reserve capacity to accommodate the traffic projected to be generated by Grand Village.

Additionally, LPC has pledged to provide land to accommodate future planned upgrades of Essington Road and Rodeo Drive, as well as make financial contributions to help fund these infrastructure upgrades, benefiting the community.
